  1. Building size will be below 75,000 sf, Property need to be functional for local and regional distribution operation.
  2. A minimum clear height of 16 feet.
  3. Found in urban areas with easy access to highways, aiming to reach a high population within a 30-minute drive.
Small Bay Industrial Properties
  1. Typically found in mixed-use industrial parks and urban zones where proximity to
    consumer markets is crucial for tenants.
  2. Additional parking to accommodate the multi-tenant nature of the property.
  3. Functional design elements like drive-in doors and higher office percentages to support efficient loading, unloading, and varied business operations.

Industrial Outside Storage
Properties (IOS)
  1. Typically found in mixed-use industrial parks and urban zones where proximity to consumer markets is crucial for tenants.
  2. FAR is typically below 20%, allowing convenient access to stored materials and equipment, rented by the acre.
